The Proposals

 

The development proposals for the site include the following:

  • Up to 195 new homes - including the provision of affordable homes for the local community, alongside a range of family homes and homes for first time buyers;

  • ​A substantial green infrastructure network – including generous green buffers around the northern and eastern perimeter of the site, central green areas between the development plots, retention of existing hedgerows and trees where possible, and green corridors and linkages creating new opportunities for ecological enhancement;

  • Significant landscape screening and green buffers – to integrate the site with the existing landscape and historic character;

  • New vehicular access – via Crewe Road along the western boundary providing access to the site, with an option for emergency access;

  • Pedestrian and cycle links – connecting to existing active travel infrastructure and throughout the site and within the green buffer around the site’s perimeter.

Access and Movement
  • New vehicular access from Crewe Road to the west, forming a primary route through the site with secondary access loops taken from that, and provision for a second emergency access to North Way to the south if required.

  • Enhancement of existing, and provision of new pedestrian and cycle links.

  • The proposals will promote sustainable travel to nearby facilities and services. 

  • The application will be supported by a Transport Assessment. It will be informed by surveys to assess the local highway capacity and establish whether any mitigation may be required. 

Heritage

 

The site contains no heritage assets and is not in close proximity to any Conservation Areas, whilst impacts on the nearby Listed Shavington Hall can be mitigated with landscape screening as proposed along the southern boundary of the site.

In summary, the emerging scheme proposals deliver the following:

  • Boosting the supply of much needed new open market and affordable homes in a sustainable, logical location. 

  • Provision of 30% affordable housing to deliver an inclusive community.  

  • Provision of new sustainable travel routes through the site to encourage walking and cycling. 

  • New tree planting and areas of open space, providing net gains for biodiversity. 

  • Short and long term economic benefits to support the local economy, including the creation of jobs on-site and Council tax revenue.

  • Developer contributions to deliver infrastructure improvements in the local area. 

  • The creation of an attractive and well-designed scheme that supports a high standard of residential amenity for future residents.
