The site, approximately 8.4 hectares in size, is located on land east of Crewe Road, Shavington. The development will help deliver much-need new homes to support Cheshire East’s housing requirements, including affordable homes for the local community.
Persimmon Homes is proposing a range of high quality dwellings suitable for families, young professionals and older residents. The development would include affordable homes, public open space, a play area, and associated infrastructure to create a sustainable and attractive environment.
Our vision is to develop a scheme that is sympathetic to the character of the site, whilst also creating a high quality, walkable neighbourhood which is sustainable and well connected to local services and the wider community.

This website is supplemented by a leaflet which has been distributed to local residents and councillors which summarises the proposals and directs them to this website and the consultation email address below.
This online consultation will run between Friday 21 November and Friday 12 December, however we will continue to review comments received up until submission.

The Site
The site is approximately 8.4 hectares in size and is located on land east of Crewe Road, Shavington and is located to the northeast of Shavington and south of Crewe, forming part of an established urban corridor. The site comprises three irregularly shaped fields of managed agricultural use, divided by private farm tracks. Vegetation is limited to field boundaries, and there are no watercourses or waterbodies within the site itself.
The Site will be accessed by pedestrians, cyclists and vehicles in a safe and sustainable manner via an access point along Crewe Road in the form of a T-junction. The Site benefits from good existing public transport infrastructure in the vicinity of the Site as well as convenient pedestrian and cycle links from the Site to the centre of Shavington.

Site Sustainability
The site is in a sustainable location close to several key services and facilities in Shavington including primary schools, healthcare facilities and convenience stores.
The nearest bus stops are situated on Crewe Road and Dodds Bank, offering connections between Nantwich and Crewe. The bus stops collectively serve routes 12, 13, and 39.
Route 39 runs every two hours to Crewe from Nantwich, while the other routes are local services operating hourly on a daily basis between Leighton Hospital, Crewe Bus Station, and ‘The Vine’ public house in Shavington. Additional stops can be found to the south of Crewe Road.

Planning Context
The site is located within the open countryside and is designated as a local Green Gap in the current Local Plan. However this designation is no longer applicable as the Council have an increased housing need of 2,603 homes per year and a housing supply shortfall of over 3,000 homes over the next 5 years, which they accept will require significant additional countryside to be released and brought forward for housing.
This site is entirely suitable for residential development for the reasons set out in this exhibition, and
therefore represents a logical choice for a planning application at this time to help meet the Council’s needs for both market and affordable housing and address the existing housing shortfall.
